For investors
Two routes into real estate. One platform behind both.
One pays you monthly out of a building that is already let. The other funds a development while it is still being built. They are different products with different risks and different timelines — this page sets out exactly how, so you arrive at the right portal the first time.

The difference, in one table.
Both routes are backed by a real building and both use the same onboarding. What changes is the stage the asset is at — and almost everything else follows from that.
What you are backing
A building that already exists, is already let, and is already collecting rent.
Where the return comes from
Your share of the rent the property actually collects.
When you are paid
Monthly, for as long as the tenancy runs.
How long your capital is committed
Open-ended — you hold the position while it keeps paying.
What decides the outcome
Occupancy, rent collection, and running costs.
What is live today
ROX Brighton — 8% average annualised over six months, paid monthly to 20 investors.

Route one
Earn rental yield
You take a fractional interest in a building that already exists, is already let, and is already collecting rent. Nothing has to be built for the investment to start working — the income is there from day one, and your share of it is paid out as it arrives.
The property sits inside an SPV, a limited company whose only purpose is to hold that asset. Your participation is in that structure rather than a general claim on LANDHIVE. On ROX Brighton the distribution was additionally guaranteed by a corporate resolution and issued through our Luxembourg-registered marketplace.
Distributions are made monthly, in DAI, to the wallet you connect at onboarding — so every payment is verifiable on-chain rather than taken on trust.
Typically chosen by investors who want income to start immediately, and who would rather their risk sit with a building's occupancy than with its construction.

Delivered — case study

Route two
Fund developments
Here your capital goes in earlier. You are financing a development — a new build, a redevelopment, a refinancing of expensive senior debt, or a bridge between completion and sale — and your return is linked to that project being delivered.
This route exists because of what LANDHIVE watched happen at ROX Brighton. The scheme was finished and in demand, yet the senior lender charged 9.5% with annual rollover fees on top, around thirty apartments sat unsold, and the debt terms forbade renting them out while costs kept accruing. The constraint was the financing, not the market.
That is the gap this route funds, and why the return is tied to delivery rather than to a monthly rent roll. Typically chosen by investors who are comfortable with a project timeline.

You do not have to pick just one.
They are separate offerings on separate portals, but one identity check clears you for both. Holding a rental position for the monthly income and taking development positions alongside it is a perfectly ordinary way to use the platform — the two are exposed to different things going right or wrong.
Getting started is the same either way.
Four steps, whichever route you choose. The only difference is which portal you start on.
01
Register
Create your account on the portal for the route you want. Both are LANDHIVE portals; the account is quick to open.
02
Verify
Identity verification and AML checks, with jurisdiction eligibility applied at onboarding. What you are eligible for depends on where you are and on the specific offering.
03
Connect a wallet
Your participation and any distributions are settled to a wallet you control. Transfer rules are enforced at the token level, so only verified holders can receive.
04
Participate
Review the offering documents, commit, and receive ongoing reporting on the asset for as long as you hold the position.
Eligibility depends on your jurisdiction and on the specific offering, and some offerings are limited to particular investor categories. The applicable terms are presented to you during onboarding.
Book a callWhat protects you, and what can still go wrong.
KYC / AML
Full identity verification at onboarding, with ongoing transaction monitoring.
SPV structures
The underlying property is held inside a special purpose vehicle whose only job is to hold that asset.
Eligibility enforced on-chain
Jurisdiction allow and deny rules are applied at transfer time, not just at sign-up.
Multi-jurisdiction
Compliant digital securities infrastructure across the UK, the EU, and Switzerland.
Read this before you commit
- Your capital is at risk. You may get back less than you put in.
- Any yield figure on an unlaunched offering is a target, not a promise. Only ROX Brighton has a delivered number.
- These positions are illiquid. Secondary transfer depends on regulatory permission and on someone wanting to buy — assume no active secondary market.
- Developments run late and over budget. Planning, contractors, and construction costs all move.
- Digital asset and securities regulation is still changing across every jurisdiction we operate in.
- Distributions settle in stablecoin, which carries its own issuer and settlement risk.
Nothing on this page is investment advice or a recommendation. Read the offering documents and take independent advice before committing.
