Straight answers on how tokenised real estate works on LANDHIVE — for investors and developers alike. For anything not covered here, our team is one message away.
Tokenisation represents ownership or economic rights in a real-estate asset as digital tokens recorded on a distributed ledger. Each token maps to a fractional interest in a specific development, so an asset that would normally require a large single cheque can be divided into smaller, transferable units. The underlying property does not change — only the way ownership is recorded and administered.
A REIT typically pools capital across a broad portfolio and trades as a listed fund, while conventional crowdfunding often means an illiquid, off-chain contractual claim. A tokenised development is tied to a specific, identifiable project, and ownership is recorded on-chain with programmable transfer and compliance rules. The intent is asset-level transparency and, over time, greater potential for secondary transferability than traditional private structures.
Access is designed for qualified and, where permitted, global investors who complete LANDHIVE's onboarding and eligibility checks. Eligibility depends on your jurisdiction and the specific offering, and some projects may be limited to particular investor categories. We do not make jurisdiction-specific representations here — the applicable terms are presented to you during onboarding for each offering.
Any figures shown on an offering are projections, not promises. Real returns depend on construction, market conditions, and execution, and capital is at risk — you may receive back less than you invested. Because each token is backed by a real asset, returns are tied to that development's actual performance rather than to speculative token trading. Always review the offering documents and consider independent advice before committing.
The path runs in stages: submit a project, pass due diligence, agree a legal and financial structure, then tokenise the asset, launch the offering, raise from eligible investors, and deliver the development with ongoing reporting. Each stage is gated so only fully structured, compliant projects reach investors.
LANDHIVE is built to run on a regulated, compliance-first digital-asset ledger — one that supports programmable token standards with transfer restrictions, whitelisting, and audit trails suitable for regulated securities. The specific chain is a deliberate, ongoing engineering decision, so we describe the requirements rather than name a network. Whatever ledger is used must meet institutional custody and compliance standards.
Yes — every offering on LANDHIVE is asset-backed, meaning each token corresponds to an interest in a tangible real-estate development rather than to a free-floating utility token. The precise legal form of that backing (for example, the entity and instrument holding the asset) is set out in each offering's documentation. This structure is what keeps value anchored to bricks and mortar rather than to market sentiment.
In general terms, LANDHIVE applies a tokenisation fee when an asset is structured and issued, plus a platform fee for ongoing administration and access. Exact fee levels vary by offering and are disclosed before you commit. To model how fees and structure affect a specific raise, use the Financing Calculator.
Every investor completes identity verification (KYC) and applicable anti-money-laundering (AML) checks before participating, and tokens are issued to whitelisted, verified wallets only. Compliance rules are enforced both off-chain during onboarding and on-chain through programmable transfer restrictions. This keeps offerings limited to eligible participants and supports the audit trail regulators expect.
Create an account and begin onboarding through the LANDHIVE app, where you can complete verification and explore live offerings. Head to portal.landhive.io to begin. If you are a developer, the same starting point routes you to project submission.
